Let’s take a closer look at some of the most important functions a property manager can provide for rental property owners.

Rental Analysis: Setting an accurate rental rate for your units will be a key factor in getting your property leased quickly with the best possible tenants. Investors Choice property management provides all owners a free rental analysis report on their home or investment property. This report will help determine how much to ask for rent, suggest updates, improvements or repairs, and much more. If you are a rental property investor or just considering renting out your home, request a free rental property analysis and get insight on the local rental market and on how your property compares to other apartments and homes in the area. What does your rental analysis include? As property managers, we are focused on how much a home will rent for based on a certain number of factors. The factors most often considered are, Location of the property, the type of property (single family, apartment building, etc). The condition of the property including updates and additional features, and the local and overall demand for rentals.

Tenant Screening and Background checks: This is one of the most important steps in the entire process of managing rental property. Everything starts with having a great tenant. Ensuring your renter is someone who is responsible with paying rent on time, making sure the lease is observed and also to help take care, and look out for your property. To find the best tenants you will need to focus on 3 main things. Setting accurate rents, advertising your units, and completing a thorough application screening. Property Maintenance: Having the right team of contractors and maintenance personnel in place before you need them, is the key to success in Property Management. Having the right person for the right job is a major factor in the maintenance duties of property managers. Having quality, trustworthy and reliable property maintenance staff on call for any issue that may come up is what makes a property management company like Investors Choice so highly rated. Cloud-based means that user accounts can be accessed from anywhere there is an internet connection. Our management clients find this very useful because it allows them to see their account in real time from wherever they are. Learn more about how we manage your rental property finances.

Leasing: Leasing a rental property includes a broad range of tasks. A property manager will be responsible for finding, screening and signing a lease with tenants. Once your tenant is screened and approved they will need to agree to a lease and the lease terms. Investors Choice uses a lease agreement that has been developed and updated throughout the last 20 years of real estate property management experience. The leasing duties of a property manager are more than just screening a tenant and signing a lease. It’s about setting expectations, guidelines, and responsibilities at the very beginning. Establishing channels of communication so that St Petersburg residents can effectively connect with their property manager. Effective communication is an important factor in leasing rental property.
